Fire Door Inspections & Maintenance

Reliable, professional inspections from AK Fire Safety

At AK Fire Safety, we understand that fire doors are a critical part of a building’s life‑safety system. Whether you’re a commercial property, high‑rise residential block, school, or care facility, our fire door inspection service ensures your doors perform as intended — giving you peace of mind and helping you maintain regulatory compliance.

Why fire door inspections matter

  • Fire doors help contain fire and smoke, protect escape routes and therefore protect lives and property. As our own service page notes: “Any slight alteration to the door or its surroundings can affect the performance of the door.” akfiresafety.co.uk

  • Under the Regulatory Reform (Fire Safety) Order 2005 (Article 17) you must ensure fire‑resisting doors and escape doors are correctly installed and adequately maintained. akfiresafety.co.uk+1

  • For buildings over 11 m in height, the Fire Safety (England) Regulations 2022 require more frequent checks (e.g., communal fire doors at least every 3 months; flat entrance doors annually) in certain circumstances. akfiresafety.co.uk+1

  • Regular documented inspections help you identify issues early (e.g., damaged hinges, incorrect gaps, faulty closers) — common failure points in fire doorsets. akfiresafety.co.uk

What our inspection service includes

  • A thorough visual and functional check of each fire door assembly: door leaf, frame, hinges, closers, seals/intumescent strips, glazing, gaps, hardware and signage.

  • A documented report for each doorset inspected: date, location, type, condition, and any defects found or remedial actions required. (As our page states: “Documented inspections … a minimum … date of inspection; name of facility; building address; name of person(s) performing inspection; individual record of each inspected and tested fire door assembly.”) akfiresafety.co.uk

  • Clear RAG (Red / Amber / Green) style condition ratings and prioritised recommendations for any remedial work required.

  • Advice on future maintenance intervals, based on usage, risk, and building type — aligning with industry guidance (e.g., inspection every 6–12 months as a minimum). Fire Industry Specialists Ltd+1

  • Optional follow‑up remedial works and a regular maintenance / retest schedule to keep your fire doors compliant and in proper working order.

Compliance & standards

Our fire door inspection service aligns with UK industry guidance and legislation:

  • The Regulatory Reform (Fire Safety) Order 2005 – article 17 (maintenance of fire‑resisting doors) akfiresafety.co.uk+1

  • BS 9999:2017 (Fire safety in the design, management and use of buildings) provides best‑practice for inspection intervals and processes. Fire & Security Systems

  • Fire Safety (England) Regulations 2022 (for high‑rise residential) – especially communal and flat entrance fire‑doors. akfiresafety.co.uk+1

Article 17 of the Regulatory Reform (Fire Safety) Order 2005 (FSO) makes it a legal requirement to ensure that fire resisting doors and escape doors are correctly installed and adequately maintained in order for them to perform in the event of a fire.

The Regulatory Reform (Fire Safety) Order 2005, often referred to as the  FSO, applies to all buildings other than domestic housing, and replaces 118 pieces of previous fire legislation, including the old fire certificate. The law now shifts responsibility from the fire authorities for fire safety to whoever is the responsible person for the building.

Please Note the authorities have the power to enforce the FSO and do prosecute or even close buildings down where breaches are discovered.

What We Do

Documented Inspections Documented inspections have been put into place because without proper documentation valuable safety information about a fire door may be lost leading to improper maintenance. At a minimum the following should be provided in an inspection report:
